Commercial & Industrial Groundwork
Concrete slabs, hardstanding, drainage and site preparation for small commercial and light industrial sites across the Midlands

The jobs too small for the big firms and too big for a general builder
Small Commercial & Industrial Contractors
Midland Base Works carries out groundwork, concrete slabs and hardstanding for small commercial and light industrial clients across Wolverhampton and the wider Midlands — workshops, trade units, yards, storage compounds and agricultural buildings.
We are deliberately positioned for the contracts the large civils firms will not mobilise for: a single unit floor, a machine base, a container standing, a yard reinstatement, a builder's sub-floor. Work of that size still needs correct sub-base preparation, correct falls and a slab specified for the loading it will actually take — it just does not need a six-figure contractor to deliver it.
What we do for commercial clients:
- Reinforced floor slabs: Fibre and steel-reinforced slabs to engineer's specification, power floated, with thickened edges and formed pits or plinths as required.
- Hardstanding and yards: Vehicle and plant hardstanding, container bases, bin and compound standings, laid to falls and drained properly.
- Machine and plant bases: Isolated bases and plinths for static plant, tanks, generators and racking.
- Groundwork and drainage: Excavation and muck-away, sub-base preparation and compaction, foul and surface water drainage, ducting and kerbing.
- Builder's sub-floors: Oversite slabs and sub-floors for developers and main contractors, to programme.
- Demolition and clearance: Removal of redundant structures, including non-licensed asbestos cement roofing and cladding.

Sectors we work with
Most of our commercial work comes from owner-managed businesses and the contractors who serve them:
- Trade and industrial units: New floor slabs, floor replacement and repairs in workshops and light manufacturing units.
- Motor trade: Workshop floors, ramp and lift bases, and hardstanding for vehicle storage.
- Storage and logistics: Container bases, compound standings and yard surfacing.
- Agricultural and equestrian: Barn and store bases, feed and machinery standings, access hardstanding.
- Developers and main contractors: Oversite slabs, sub-floors and plot groundwork to programme.
- Property management: Reinstatement, drainage remedials and clearance across managed sites.
If your job does not fit neatly into one of those, it is still worth a call. We would rather tell you honestly that it is not for us than waste your time.
Commercial Groundwork FAQs
Do you take on small commercial jobs, or only large contracts? +
Small commercial and light industrial work is exactly what we are set up for. A lot of larger groundwork firms will not mobilise for a single unit floor, a machine base or a yard reinstatement, and a lot of domestic builders are not set up to work on a live commercial site. We sit in between: big enough to do the job properly, small enough that a one or two week contract is worth our time and gets a named contact rather than a call centre.
What size and specification of slab can you pour? +
We lay fibre-reinforced and steel-reinforced slabs to engineer's specification, including power-floated finishes, thickened edges and edge beams, designed falls to drainage, and formed pits or plinths. If you have a structural engineer's drawing we build to it; if you do not, we can advise on a suitable build-up for the loading you describe — racking, forklift traffic, vehicle hardstanding or static plant.
Are you insured for commercial work? +
Yes. We carry £1 million public liability cover and can supply a copy of the certificate for your records or your principal contractor's file before we start on site. Our site management holds SMSTS, and we are registered with the Environment Agency as a waste carrier, so arisings and spoil leave site legally and documented. If your contract requires a higher level of cover, tell us at enquiry stage and we will confirm what we can put in place before you commit.
Can you work around a live business? +
Yes, and most of our commercial work is exactly that. We phase the work so you keep access and trading where possible, agree hoarding and segregation up front, and can work outside normal hours or over a weekend shutdown where the disruption cost of a weekday pour would be higher than the premium. Tell us the constraint and we will programme around it.
Do you handle drainage and groundworks as well as the slab? +
Yes. Excavation and muck-away, sub-base preparation and compaction, foul and surface water drainage, ducting, kerbing and edge details, and the finished slab or hardstanding — all from one contractor. That avoids the gap between trades where responsibility for levels and falls usually gets lost.
Can you remove an old asbestos roof or structure from a commercial site? +
We remove asbestos cement sheeting and panels as non-licensed work, which covers the great majority of old industrial roofing, cladding and outbuildings. Higher-risk materials such as sprayed coatings, lagging and most asbestos insulating board require an HSE-licensed contractor, and we will tell you plainly if that is what you have rather than taking on work that is not ours.
What areas do you cover for commercial work? +
We are based in Wolverhampton and cover the whole Midlands region. That means the West Midlands, Staffordshire, Shropshire, Worcestershire, Warwickshire and Herefordshire, and across into the East Midlands — Derbyshire, Leicestershire, Nottinghamshire, Northamptonshire and Lincolnshire. Day-to-day that includes Birmingham, Walsall, Dudley, Coventry, Telford, Stafford, Derby, Leicester, Nottingham and Northampton. If you are near the edge of that, ask — we will tell you honestly whether we are the right firm for the location.
